At CANSPEC BUILDING SERVICES it is our mission to present you, the home buyer, with a complete, detailed,  easy to understand home inspection.   A home inspection is part of the path to making a more informed home purchase decision.  Most home buyers don't feel they have the technical background and expertise to properly evaluate a home's structural and mechanical systems and may not be able to evaluate how one problem, if left untreated may impact on the rest of the home.  That is why it's best to hire a professional.  Your Canspec inspector works hard to look after your best interests and, from our experience, our clients ask these important questions:

Our thorough, detailed and professional inspection services are performed according to the CAHPI (Canadian Association of Home & Property Inspectors) Standards of Practice.  These Standards of Practice are provided to you as part of your Detailed and Comprehensive Home Inspection Guide.

We inspect your roof by actually walking on it, and film it with a video camera. This gives us the best possible view while allowing you, the client, to share in the experience by reviewing the video with your inspector. This is played for you at the inspection and makes explaining this out of reach area very effective. The video camera is also used to show you the attic and crawl space, if applicable.

Your inspector will take you on a detailed walk through of the home explaining his findings as you go and you'll have an opportunity to have your concerns and questions addressed. If you are a first time home buyer, special attention will be given to explaining maintenance tips and suggestions. As a Canspec client you'll receive HomeReport™ the most detailed and comprehensive, client focused Home Inspection Guide available. This approximately 200 page report outlines your inspector's findings and recommendations.  It also includes clear and concise system drawings, easy to understand supportive text, maintenance and budgeting information, tips and customizable filing envelopes.  HomeReport™ will be filled out by your inspector and presented to you at the end of your inspection.

What is inspected?

A home inspection is an information service and the information you receive should provide peace of mind by offering a technical review of the home.  A home inspection can help you gain a better understanding of the home, but it is not magic.  It is a snapshot of the condition of the home on the day of the inspection.  The review should include a visual inspection of the following major systems and components: roof, structure & foundation, exterior finishes, windows & doors, lot grading, interior finishes, plumbing, heating, cooling, electrical, fireplaces & chimneys, attic and attic insulation and basement dampness.  The inspection is intended to focus on the "big picture" and address those items that could affect your buying decision.  Therefore, a professional home inspector will not be looking at cosmetic items such as scratches to the cupboards, nail pops in drywall, torn wall paper etc.  A standard home inspection usually does not include appliances or low voltage systems like telephone wiring, television cable, alarm systems etc.  It will not address environmental concerns such as, but not limited to, air and/or water quality asbestos, radon gas, molds, toxins, carcinogens etc.

A home inspection is visual in nature, non-destructive and non invasive.  The inspector is a guest in the home and needs to respect the seller’s property.  The inspector will not move furniture, lift carpets, cut holes in walls, shovel snow, or dismantle equipment.  The inspection is not technically exhaustive and all encompassing due to the various limitations of a visual inspection.  For this reason it is important to hire an experienced inspector with excellent communication skills and a strong technical background.

What will we receive?

A seasoned Registered Home Inspector (RHI) who is a member of OAHI.  Your thorough inspector has excellent communication skills, a strong technical background and a desire to ensure each client receives the same high level of customer service.  The information will be delivered to you in a concise and easy to understand manner.  You will be given a verbal walk through on site as well as a personalized copy of HomeReport™.  HomeReport™ is the most detailed, comprehensive and user friendly reporting system in the industry.  A video camera is used by the inspector for the roof and attic areas to enable clients to "see" areas the inspector cannot take you to.  The camera is equipped with a large flip out display screen which is used to play back video to offer you, the client, the best possible understanding of these areas. 

We ensure our phones are professionally monitored seven days a week - Mondays through Thursdays from 9:00 a.m. to 10:00 p.m., on Fridays from 9:00a.m. to 5:00 p.m. and Saturdays and Sundays from 9:00 a.m. to 5:00 p.m.  This means our clients get the information they need when they need it!  Canspec is there for you before, during and after the inspection!  Our free phone consultations before and after the inspection are part of the service.  So when you have a question, we will do our best to get you the answers you seek.

Our inspections offer superior value to that of many other inspection companies out there, yet are very competitively priced!  There are cheaper companies,  if you are willing to risk it, but at Canspec we are so sure you will be fully satisfied  with our service that we are willing to stake our fee on it.   Before you choose a cheaper company, be sure you aren't comprising on the quality of the inspection or the experience of the inspector, because if you are, going with the cheaper choice, may actually cost you far more in the long run.

OAHI stands for the "Ontario Association of Home Inspectors"

The OAHI (Ontario Association of Home Inspectors) acts as a governing body in the province of Ontario today.  This is the provincial association for Ontario that exists under CAHPI (The Canadian Association of Home And Property Inspectors).  OAHI is the voluntary regulatory body for the Ontario home inspection industry created by the Ontario Association of Home Inspectors Act of 1994.  CAHPI is the ‘umbrella’ organization for Canada and each province has their own organization.   Membership in OAHI is voluntary and members pay annual dues to belong. 
Standards of Practice


NACHI stands for the "National Association of Certified Home Inspectors"

NACHI (National Association of Certified Home Inspectors) is another voluntary regulatory body for the home inspection industry.  This association was founded in 1990 and, as of 2004, has approximately 9400 members worldwide.  NACHI promotes the improvement of home inspector qualifications and high ethical standards in North America.  They are also working hard to help  inspectors grow their businesses and improve their business practices.



 


ASHI stands for the "American Society of Home Inspectors" 

ASHI is a professional society focused on the interests of the professional home inspector.  The Society is dedicated to improving home inspection activities through education and research; maintaining a professional code of ethics and technical standards of practice; and enhancing cooperation among individuals in the inspection profession.  The American Society of Home Inspectors was founded in 1976, is the oldest, largest and most respected international professional organization of independent home inspectors in North America.
